Dangerous Wet Floor
Hey Dog Owners at 451 - I believe on the 4th floor between 400-410...
Please help to keep our building safe.
I am 38 weeks pregnant and this morning I almost slipped and fell - in the water that was dragged in by a dog that was washed off in the water station in the garbage room - thank god for quick reflexes (or what's left of them at this point!).
If your going to hose down your dog please be sure to dry them off before dragging the water into the common areas OR please help to wipe down the wet marks left behind in the common areas.
People can slip on the wetness left behind which is a safety hazard but it also made the elevator smell bad and will turn into a unsightly muddy mess as the day goes on.

Be a voice at the Shipyard
Fellow Shipyard Condo Homeowners,
In case you missed the below email, since it was sent just prior to Thanksgiving, I wanted to make sure you saw this. Your two homeowner representatives on the Condo HOA board have been fighting for a while to get more input from fellow homeowners into the HOA board process. One way to do that is to have official committees that report to the HOA board on various items. With that in mind we have 3 committees that you can sign up for, 2 are all buildings committee and the third is for each building to have its own committee to address building specif items. These committee can only be formed if people sign up so a little more about these committees.
The Operating Standards Review Committee looks at the basic rules that we are to follow in the Condo buildings. This is your chance to help form any changes to the rules that would make it better for all of us.
EV Charging Committee is to help get good EV charging systems in our buildings, some buildings have better systems then others but none so far are in the place they need to be for EV car owners. Even if you don't currently have an EV you may one day so having a fair system for homeowners and the HOA is important. As an FYI the first proposals present to the Board were extremely expensive to homeowners now is your change to get reasonably priced system.
Building Delegate is a chance for each building to present issues going on in each building to the Board. I know some building already have unofficial groups that are working to make there buildings better. This is your chance to have make those unofficial groups official and if you building does not have a working group now you can help form one.
Please keep in mind these are advisory committees to the HOA Board but each committee will get time on each Condo HOA agenda to address issues to the Board so can help the Board know what homeowners think.

Received a delivery confirmation email at 6:45pm tonight while I was out, returned home just now at 8:40pm and the package is nowhere to be found. This is now twice in less than a week. Starting to feel like someone is doing a nightly sweep of our mail area, and now I'm not so sure it's people outside the building considering this is happening too quickly and too often.
Also, received a phone call from a local bank after someone tried to cash a check in my name after having my mail stolen over the weekend.
Frustrated is an understatement. Any ideas? Anyone care?

- Yes please stop with the notes on the car. When each unit was sold by Lennar everybody was assigned a parking spot. The 2 ADA spots got assigned as well at time of sale. Should somebody need to one of the ADA spots whose unit was not assigned an ADA spot they should submit a request to First Service. It is then taken to the HOA board for approval. Should it be approved then the the person who needs the spot and the person who has the spot then switch spots for as long as the requesting person needs the spot. (This has occured in other building the process works.) Once that person moves or no longer needs the spot then spots get switched back to the original assignments at time of sale. If you need handicap parking please submit the request and if you don't but are the person who has been leaving note please stop the person is legally parking in the correct spot.

TEJust realized that in the middle of gathering and carrying 9 packages up the stairs this evening, I accidentally left my envelopes sitting on the ledge below the mailboxes. I just ran down as soon as I realized and now all my envelopes addressed to me are gone, leaving only a few catalogs they were sitting atop. Please someone tell me that they went to check the mail tonight and grabbed my envelopes for safekeeping?? If not, there's been a thief in the building within the past hour. Feeling so helpless right now.

- Yes please stop with the notes on the car. When each unit was sold by Lennar everybody was assigned a parking spot. The 2 ADA spots got assigned as well at time of sale. Should somebody need to one of the ADA spots whose unit was not assigned an ADA spot they should submit a request to First Service. It is then taken to the HOA board for approval. Should it be approved then the the person who needs the spot and the person who has the spot then switch spots for as long as the requesting person needs the spot. (This has occured in other building the process works.) Once that person moves or no longer needs the spot then spots get switched back to the original assignments at time of sale. If you need handicap parking please submit the request and if you don't but are the person who has been leaving note please stop the person is legally parking in the correct spot.

TEJust realized that in the middle of gathering and carrying 9 packages up the stairs this evening, I accidentally left my envelopes sitting on the ledge below the mailboxes. I just ran down as soon as I realized and now all my envelopes addressed to me are gone, leaving only a few catalogs they were sitting atop. Please someone tell me that they went to check the mail tonight and grabbed my envelopes for safekeeping?? If not, there's been a thief in the building within the past hour. Feeling so helpless right now.

Katie,
You need to check with First Service Residential about how to obtain footage from the camera's. If you fill a police report, which everyone should do if something is stolen, they know how to get the footage from FSR. Just make sure to remind them when filling your claim the buildings mail area has a video camera.

Another day, another stolen package here in the Merchant building. Received a delivery confirmation email at 6:45pm tonight while I was out, returned home just now at 8:40pm and the package is nowhere to be found. This is now twice in less than a week. Starting to feel like someone is doing a nightly sweep of our mail area, and now I'm not so sure it's people outside the building considering this is happening too quickly and too often.
Also, received a phone call from a local bank after someone tried to cash a check in my name after having my mail stolen over the weekend.
Frustrated is an understatement. Any ideas? Anyone care?
