Important Condo HOA Election Update.
Tonight was the date ballots were due. We needed 51% people voting to count votes. We did not meet that threshold. So the election has been extended to Aug. 31st at 6pm. If you did not turn in your ballot please get it in. If you have not turned in your ballot but do not have it or can't find it please reach out to Doreen at doreen.tejeda@associa.us
As it stands right now 124 ballots have been submitted. Assuming Lennar puts all its votes for its two candidates they will get 2 of the 4 seats. We need more homeowners to turn in ballots and vote for the homeowner slate so we can get 3 of the 4 seats. My guess is we need another 50 homeowners voting so if you have not voted yet please get your ballot in.
Please be sure to turn in your ballot.

Condo HOA Board election are here!!
I am hearing we are finally getting in the mail our ballots for the HOA Ballots, have not seen mine yet but others have.
To answer a question I have already gotten, I am not on the ballot because my seat is the only one not up for election this year, that will come next year.
As you may recall in my other emails (or FaceBook posts) I asked who wanted to run so we could coordinate our efforts since last election we had several really good candidates and homeowners split the vote up so much that Lennar outvoted us so who they voted for won the seats. To make sure we the homeowners get who we wanted I help coordinate who might want to run so we could talk about this. 9 people stepped up and said they were interested. That group decided we wanted to go for 3 of the 4 seats up this year and not have more then one person from each building type. The group did 3 of 4 seats because we are still in development and it was felt that Lennar should have one seat for that reason. So with that in mind the group come to a consensus on those 3 people and the other 6 agreed to not run and support them. I am doing the same which is why I am supporting Ferando Bernasconi (Landing Building), Jason Fenske (Monarch Building), and Jung (Eric) Park (Engel Building).
Now each unit you own here at the shipyard gives you the right to cast 4 votes which is great until you realize that Lennar also get 4 votes per unit it owns and best estimate is they own about 50 units which means they get and estimated 200 votes to cast. If we want to beat them then we need to send in our ballots in smart way. This is why I am asking each of you to find two other Condo homeowners to coordinate your votes with so we can maximize all our votes together. How this works is both completed but simple at the same time.
If you have a group of 3 people then:
Person 1 – Gives 2 votes for Ferando and 1 vote to Jason and 1 vote to Eric (In total 4 votes)
Person 2 - Gives 2 votes for Jason and 1 vote to Fernando and 1 vote to Eric (In total 4 votes)
Person 3 - Gives 2 votes for Eric and 1 vote to Jason and 1 vote to Fernando (In total 4 votes)
This would mean that each of the three candidates would have 4 votes each between the three people voting maximizing our chances of getting 3 of the 4 seats.
So please find two other condo owners and use the above pattern to vote. For those that still own there unit but don't live here or if you need help finding other to join with to make up the trio let me know and I can help out find other to vote with.
Now it looks like Lennar has 2 candidates (Garrett Chan and Kimberly Pape) on the ballot so if they split there votes between them they will get at least 100 votes each so we need about 100 people voting to make sure we get a homeowner controlled board so that means we need lots of you to fill out your ballots and vote.
So lets get to voting for a Homeowner controlled board and if you have any questions please let me know.

Upcoming Condo HOA Board elections
- We wanted to make sure that we had a homeowner controlled Board.
- Given 4 seat will be up for election it made sense to run a 3 person slate to try and maximize our voice but to leave one seat for Lennar since we are still in development.
- To try to have no more than one person on the Board for each building type.

Thinking of running for Condo HOA Board?
Hey Fellow Condo Owners
As you all are aware, at least if you have been paying attention to my emails, is that we have a Condo HOA Board election coming later this year and I want to organize a strong homeowner slate to take on what I am guessing will be a Lennar slate.
Currently we are about to get a meeting together of those who are running or thinking of running or even thinking about thinking to run. Basically anybody who could possibly run should be part of this. I sent out to those that told me they are, could, might, may, or possibly will run an email to organize that meeting. If you did not get that email but maybe should have because you still could add your name to the list running please let me know and I will add you to the smaller group of those thinking of running and get you into the group meeting.
For newer building my email list is very limited so please if you know of neighbors who may want to run please let them and me know so they can be added in because right now I don't want anybody who is thinking of running to miss the upcoming meeting.

Upcoming Condo HOA elections
Hey Fellow Condo Owners;
You may remember a few weeks ago I sent around an email about elections to the Condo HOA board. Well I have some updates to give on this from our February and March Condo Board meetings. Sorry for the delay in this email but have been busy and finally finding a good thing from Shuttle In Place (SIP), it is giving me time to catch up on some stuff like this.
First the other homeowner, Caroline, on the Condo Board resigned from the Board due to other things coming up. Caroline was good enough to stay on the Board as long as she did since now that we have an election coming up instead of the 4 Board members deciding who gets to serve all homeowners will get a say on who serves in that seat. Thank you Caroline for your years of service to the Community I miss you on the Board.
The election will occur at our annual meeting which was set for July 13th, please mark your calendars. Instead of voting for 3 board member, like I mentioned last time, we will now vote for 4 members. How the election will work is the top 3 voter getters in the election will get 2 years terms. The person who finishes 4th will fill the reminder of Caroline seat, which has 1 year left on it, and be up for election next year when that seat would naturally be up for election.
So as I said a few weeks ago in a previous email I wanted to see who was interested in running. My goal was to see if we can coordinate a good slate of candidates to run since Lennar still gets to put it own candidates on the ballot and gets to vote in the election, all be it in a different manner then the last election. The new rules this election will be run under are better for homeowners but I personally don't want to see what happen in the last election where we have a bunch of good people run and we dilute our votes in way that allows Lennar to pool all its votes and keep control of the Board. So wanted to see who is interested in running for the Board. This is meant to be for anybody who has even given a thought about running, you do not need to be 100% committed at this point just want to get a head count of those who think maybe, possibly I might run along with those that are really thinking about it. I plan to take all those that say something to me and coordinate a meeting (video or phone) amongst the group. I will answer any questions people have about serving on a Board, for those that have not done so before and just help coordinate amongst the group and will not dictate what the group does or decide. (Or course those that know me know I have an opinion from time to time so will express that but once again will let things happen as the group discusses.) The group can then talk and hopefully this will help us get a good strong slate of candidates to run while not having to many people run so we can make sure we get a homeowner controlled homeowner board for the first time in Condo history, which is my only wish as an outcome of doing this.
Some of you expressed interest from my last email and I need to hunt down those email so even if you said yes prior please tell me again to make sure I have a good current list. For those that have not said anything to me before just send me an email saying add me to your list. Once folks have had a chance to reply I work with that smaller group to find a time that can work for them to meet and talk.

Shipyard Condo HOA News
Dear Fellow Condo Owners:
First it has been a while since I sent out an email so for those that have moved and no longer an owner at the Shipyard please send me a note so I can remove you from my email list. Also for those in newer builders please pass this on to any homeowners you may know in the building since my list in the newer buildings is not that great.
Now for those not able to attend the December HOA you may not be aware but we found out that later this year, likely April/May time frame, we will finally be able to vote for all three seats currently held by the Lennar. Yep we can finally get a homeowner controlled Home Owners Association Board.
Now some changes to how the election will be run also are occurring so I want to see which of you would be interested in running. Once I have a list I will do a doodle poll to see if we can find a time for all those interested in running to meet as a group to talk about the election and make sure we get more homeowners on the Board.
So please shoot me an email to let me know if you are think you may want to run for the Condo HOA board so we can hopefully have a great slate of homeowner candidates to elect.
