Assessor-Recorder Letters have Important Info in them.

Hey Fellow Merchant Owners,


Some of us are first time homeowners and in talking with a few folks it sounds like many of us have started to receive your "base assessment" letter from the Assessor-Recorder office.  If you have not gotten yet I am sure you will soon, unless you had a later closing then most of us.  I personally don't understand this stuff but have a friend who is extremely knowledgeable on this so asked them about to make sure everything is what Lennar told us.  This is not a property tax bill but can have an impact on future property tax bills.   So 2 key things to look at the envelope.


(I am not a lawyer, accountant, or expert in this field and will simply do my best to explain what I was told so please consult an expert if not sure or something does not seem right to you before doing anything based on this.)


1. Notice of Supplemental Assessment.  This will tell you how much the city has assessed your property.   The key is to look at the chart in the letter and go to the "New Base Year Value".  If that is higher then you paid for the unit you have the right to appeal it, you have 30 days to file from the date on the letter.  This will be the base that all future property taxes are based so you want this not to be higher then what you paid or as the annual increases that are allowed under state law occur you will pay even higher taxes in the future.  More as an FYI the next two columns in that chart "Existing Taxable Value" is basically what the property was worth prior to anything being built and then "Supplemental Assessment" is how much more my unit is worth not that it is built.  Those two columns should equal the already mentioned "New Base Year Value" column.


2. Claim for Homeowners' Property Tax Exemption - You should read the instruction sheet, 2nd page, and determine if you qualify.  Should you meet the qualifications this form also need to be turned in within 30 days of the letter.  Basically it will save you a small amount on your yearly taxes in the future.

Re: Ants

Had this issue a while ago. The terra ant traps are amazing, got rid of all of the ants for me in about 2 days. Lennar came in and sealed the crack, but I think that unless you kill the whole colony they'll keep coming back.

So in all the closing documents you have something that may be close enough to use and my tax person is going to use it if I don't get anything else.  The one thing I heard from somebody at Olympia 


 

Heads up: Many may already know this, but for those that don't; you can only take CFD#8 as a deduction. Not CFD#7.

CFD#8 is for maintenance which is deducible according to IRS rules. 
CFD#7 is for infrastructure and improvements and cannot be deducted




Double check this with your tax person.

Thank you for this.  I understanding that during the process we sign documents, one session alone I signed over 200 pages of documents.  The problem as you noted is that this process lasted over a year and the document I have and you resent is for FY 2014/2015 which to me means from July 1, 2014 through June 20, 2015.  I am looking for information for when I closed which did not happen till the end of November 2015 so that does not necessary mean the number in the document you sent are exactly correct and the last thing I want to do is present numbers to the IRS that are not exactly correct.  The other concern I have is on page 4 of what you sent it states that a couple of the line items are estimates.  Once again the IRS like exact numbers and not estimates.


Now when I closed as part of escrow there was an exact amount that was listed but it did not have the breakdown of each line item that makes up my total property tax.  So since somebody, I am guess on the Lennar team, did that is it possible for you to send me that breakdown so I have current year non estimates amounts?

During the sales process, CFDs are discussed as part of the presentation.  All buyers receive a tax disclosure for their individual home purchase and are required to review and sign the tax disclosure reports issued for their respective units.  Additionally, when each buyer sits with their new home consultant to review and sign their purchase agreement, they go through the actual tax report once again, in detail, and sign the report at the time of signing the Purchase Agreement.  Since the escrow for Merchant lasted over a year, we amended the hazard and tax reports to reflect the 2015 tax bill.  As the buyer for unit #411,  you signed a report for 2014 and 2015.  You have your copy with your original purchase agreement.  For your convenience, I have attached a copy.

Re: Taxes Update

Hi everyone !

I noticed that someone had a party or get together on the terrace friday night and left it dirty.   I cleaned up a pelligrino bottle , moist crumbs on the deck,  cigarette butts and ashes left on the chairs.    I just wanted to remind everyone that this is a community and should be kind enough to make sure the area is kept as clean as it was before their use.
