Thayer and Google Doc along with info on Transportation Management Program

Hey Gang.

Wanted to find out what others in Merchant felt about including the new folks over at Thayer into our Google Doc group.  I see both positive and negatives so wanted to see what others thought of this.  From the positive side we are part of same HOA so having an even more unified voice with the new building can help us when dealing with the bigger picture items.  From the negative side while we may share some big picture items each building will have its own individual items.  I think this can be dealt with by having separate tabs for each building but it does mean each building can see what is going on in the other units.

So please let me know your thoughts on if we should add Thayer to the googel doc group.

Also on the Google Doc please review (https://docs.google.com/spreadsheets/d/1GQAaZU5oYm0fSMkSrQg0xODGwH89uTt8y6F7ed82ljQ/edit?ts=568ca4d4#gid=0)  items you have added since some may now have been completed so we should note that.  Also it sounds like all but 2 or 3 units have closed but we still have about 1/3 of the units empty on our list.  So if you see the unit next to you is not listed but you know somebody is living there please get them added to the list.

Finally many of you know I have been asking question about the Transpiration Management Program.  Please see below more info I have gotten and a quick response I sent to Phillip.

Mr. Lloyd,

Sorry it has taken me so long to reply but I was rather busy this past week.

As I mentioned in our call I am all for getting the best public transit system in place so we don't need to rely on individual cars trips as much as we do now.   Thank you for this update is it very helpful but did not address one item we had talked about on the phone.  I was curious about the fact that nothing had been done on this and yet we have an annual fee we are required to pay.  You mentioned in our call you would look into this matter, I am curious if this is still being reviewed.  As I mentioned I did not think it was fair for people who closed earlier then other to have to pay a fee for a group that has yet to meet.  I have a personal suggestion on this matter.  I would suggest that once the group you mentioned in your email below starts to actually meet that this become day 1 of the annual fee.  This would mean everyone who  has already closed would not need to pay the next $100 fee until one year from that date rather then 1 year from original closing date for each unit.  I also still have questions as well as why those who are in building that opened earlier then other buildings, many not have even had construction start yet, will have to pay multiple years of fees while those final building will get the benefits of our fees being used and not have to pay their fair share.

I give the above suggestion with the understanding that I still have questions on who requires us to pay this annual fee and how the fee price was set and what we get for our money which are still matter I know you are looking into.

Once again thank you for the update and look forward to hearing from you soon.

Good morning Mr. Fried,

I hope you had a wonderful weekend!  It was great meeting you and your wonderful neighbors this morning at the shuttle.  Its promised, I am writing this note, as a follow-up to our conversation last week, in order to summarize our discussion, relating to the transportation plan.

Overview:

We were able to spend a moment reviewing the master Transportation Plan, Transportation Demand Program, and other mechanisms of this initiative.  As a reminder, the Transportation Plan presents goals, principles, and strategies to meet the travel demand needs of the Shipyard (an emerging mixed-use, urban community), as well as incorporating innovative practices and sustainable development principles backed by various city entities.  By this, the Transportation Plan will seek to provide residents, employees, and visitors of the community, with the highest quality transportation infrastructure and services available.

You had mentioned having a desire to review further information on the Plan and its programs.  I welcome you to visit the following link, for this information, and hope you find it useful: Candlestick Point and Phase 2 DDA

Next Steps:

As you well know, San Francisco is a marvelous city that attracts many.  With this being more evident as each day passes, the public and private sector are working to help facilitate the demand through new and innovative strategies.  An example of this is the Shipyard Transportation Plan and Transpiration Demand Program (TDM).  As is with other innovative programs, organizations and participants may find a learning curve associated with the execution on the plan.  Lennar Urban strives to support and implement the Shipyard Transportation Plan and Transpiration Demand Program (TDM), while learning a little along the way.  Your initial inquires regarding the Plan and TDM come at a great time, as we have recently taken steps to revisit the program and its procedures.  We very much appreciate you and your neighbors' patience during this process.

With this in mind, we have recently discovered added opportunities to refine the participation procedures (from residents, commercial tenants, city agencies, and the developer) of the Plan and TDM, which will allow for further plan development and implementation.  An example of this will be the process of establishing the Candlestick Point-Hunters Point Shipyard Transportation Management Association (CPHPSTMA).  The association will then impact and govern the accounting process, regarding TDM funds / fees (exciting and upcoming).  I will continue to keep you informed of our progress, as we look to do the same with all your neighbors.

Thank you for providing me with additional time to research, connect and plan around the transportation program.  Your feedback has been appreciated!

Best,

Phillip Lloyd

I hope this message finds you well. As promised, I wanted to follow up with you per our conversation yesterday.

I was able to obtain further information regarding your inquiries/concerns, and believe that you will appreciate this additional information. To that point, I would like to request some additional time to research your concerns and will circle back with you on Tuesday, at which time I hope to have the full extent of the information I need.

If you have any concerns or questions, please feel free to let me know. Otherwise, I look forward to speaking with you after the holiday, on Tuesday of next week.

Good afternoon Mr. Fried,

Thank you for taking the time to speak with me today. The additional information you provided is appreciated, and certainly helps me to begin down the process of resolving your issues. I wanted to send this follow-up note to reiterate what we discussed today.

In essence, you had further questions / concerns around the transportation management program, and fees that are associated with the program. Although we spent a moment today reviewing the program's essential functions / purpose, we've also begun the process of looking into gathering further information, in which we hope will satisfy your initial inquiries. As mentioned, I will follow up with you tomorrow to review my progress.

Thank you for allowing us the time needed to fully resolve your concerns, and for your patience in this matter. I hope you have a wonderful rest of your day, Mr. Fried.

Re: A very special Wine on the Roof Thursday

Hi Everyone,

Hope the neighbors are settling in.  I wanted to send a email to the building.  I'm planning on having a friend's 35th birthday get together this Saturday on the roof top from 4-8pm.  Nothing crazy, there will be food and drinks.  If you see some decorations, that's just me. Since I live on the 2nd floor, meaning only available working bathroom for guests, I doubt we'll be up there entire time.  I thought it would be the polite thing to do to inform the building.  If you're craving a margarita, come on up!!

Any questions,  please email or call me at 650 200-9522.

More Kitchen Compost Bins Downstairs and HOA issues

Hey fellow merchants friends,

As mentioned last night during our group meeting last night not everyone got the small kitchen compost bins.  I had asked SF Environment a few weeks ago if we could get some and they arrived today.  So there are 30 of them sitting in the garbage room.  Please go grab one if you have not gotten one yet.

Now for the HOA issues.

First as I do for every HOA I have asked for a copy of financial information prior to the meeting FS response is "I cannot distribute financial information until after the board approves that." see full email below.

To me that is totally unacceptable.  For those attending tomorrow nights Shipyard wide HOA meeting I hope you will support me in demanding they release all information immediately and instruct FS to give this information in the future prior to meetings occurrence.

Second for those looking to run for one of the 2 seats I asked FS for a word version of the application to make it easier to fill out.  I personally will be running so hope I can count on your support.

Thank you for the follow up and the Board has not authority to block any member from seeing the books, they can block some very limited information such as specifically who is delinquent, but not the books themselves.

I am going to submit my application.  Do you have a word version of application as it would be much easier to type in the answers to each question directly on it instead of having to have an attachment since I do not have the version of adobe that allows for editing of documents.

Hi Jason – I hope you had a great weekend.

Yes, the Phase 1 Shipyard meeting is the Master.  As I mentioned, at this point not much is in the Master so there is not a lot of business to discuss yet.  In the meantime, I will be encouraging the board to take on the SF Safe neighborhood watch project which we have been trying to kick off for a while.  This is a very, very prelim meeting.  If you are interested in participating, please let me know.  The next step will be hopefully getting volunteers and setting up a date to actually meet with SF Safe.  I see that happening in the next 2-3 weeks.

I cannot distribute financial information until after the board approves that.  We are working on putting that together for you and will distribute it to all owners this week, prior to the Condo meeting on Monday night.  I'm finalizing the agenda for that meeting and I should have it ready to go either tomorrow or Thursday.

Are you thinking about joining the board??  I've attached an application if you're interested J

Please let me know if you have any questions.

Re: Letter/Response from Merchant Residents

Dear Merchant Visionaries,

Thank you for your correspondence and continued consideration of your new home and community.

I am responding on behalf of Kofi Bonner.  Although he is currently out of the country, we want to communicate that you have both our attention and our concern.

Our team is reviewing the questions that you have raised and gathering the relevant information. Some of the items raised are typically handled by the HOA, while others lie in the hands of the developer and we are looking into solutions.

I will meet with Kofi upon his return and we will follow up with you, providing specific answers, at that time.

All the best,
Sheryl

Reminder Group Meeting Tonight

Just a friendly reminder that we have a Merchant Group Meeting tonight (Monday) at 7pm. We can meet in my place, unit 411, or it may be that we move down to the community room to use it, of course that we require us to move the boxes in the center of the room to the side.

Draft Agenda: (Can be amended tonight)

  1. Welcome and Introductions

  2. Recap of the Last HOA meeting

  3. Upcoming HOA meetings, Please see email from the other day about a meeting on Wednesday night which I think is for the Master HOA

  4. Election for HOA, who is running and rules they sent around last week around how each spot gets elected.

  5. Participation with outside groups.

  6. Outstanding issues with Lennar

  7. Are people having issues with First Service not be responsive?

  8. Creation of escalation plan should Lennar continue to not deal with us in a fair and honest manner. (Depending on Item 7 we can also add FS to this as well)

I am thinking items 1-5 are hopefully quick items and we can spend more time on items 6 (7 if needed) and 8.

Hope you can make it and see you tonight.
