The heater is the single most detractor to these units. Anyone selling these units will have issues, when a buyer realizes the electric bill is elevated, for a sub-optimal heater. Any home inspector will call that out in their pre-sales report……which will depress the sale price substantially.

A temporary fix will not do. If we do not have them change or fix these issues now after turning the building to us, they will became our problems for our pockets.
I suggest they need to wash the garage, so much dust are in the garage.That should be part of cleaning every four months.

I agree with Gulnar. We should include about the washer/dryer. This was a big deal when I moved in, but I felt there was nothing that can be done. They have false advertised several things and I feel we should let them know we should get what we paid for. They are very loud, I can hear them from my bed room on the other side of my unit.
Can we please include it in the letter.

Here is my story about washer and dryers.
Some of you may recall about my correspondences with Lennar regarding washer and dryers not being what was advertised in Lennar's written material and our verbal correspondences with the sales team ("All appliances will be high-end Bosch appliances"). Although they tried really hard to get away from my inquiries, persistence paid off. I didn't stop pushing and even talked to a lawyer to use proper verbiage in my messages.
Anyway, long story short, new washer and dryers are finally installed into my unit. I wanted to wait and see if this was really going to happen and if they were going to work properly before I share it with you all: It happened and they are fine. They are not super high end but they are Bosch front loaders and they are quiet-er and made a big difference.
So, we should include this into this letter as well. When they installed them, they told me they were doing this "only for me" and that's not acceptable. Everyone should get what was promised. Same thing applies for all the other stuff too including proper heaters and/or thermostats in every unit. I don't know if anyone else got anything else accomplished but I wanted to share mine.
I was always politically correct in my communications and things took a different turn when I told them that I was going to talk about Lennar as a perfect and timely case study during my university's Business Ethics Week - an annual event where many business representatives attend as panelists and speakers and hundreds of students come to listen to them and ask questions (I am a marketing prof at SFState).
So after I told them how I was going to talk about Lennar's treatment of its customers as completely unethical as a case for deceptive advertising (legally equivalent to "construction being defective") etc. as I do about other business' practices I know, I started to get more serious replies.
That's my story and we should demand persistently till every unit gets everything as promised. This includes heaters/thermostats, lounge chairs on the rooftop, etc...

Our experience is that 15+years old heater in the previously rented average apartment was complete silence compare to this brand new one ...Can we also update Heating section to following (my adds are in red):

i. Many units are still having issues with heating. Each person has been given different answers by Lennar representatives, with some being told they must live with things as they are by customer care. Even units with the Ecobee system are still have issues getting there unit to a comfortable level.
ii. Quality of the heaters.
- Please share why heaters with such <Loud operation noise> have being selected and installed (even in the slipping areas as bedroom?
- Please share power consumption of the heaters we have now. For example to run heater in HI mode for 6 hours per day = what will be electricity consumption for a month (30 days)?
- What other heater options (brands/models) will fit into our walls/fittings?
Our Request to You: Every unit must have a heating system that works and is able to maintain a comfortable level of heating for the residents of that unit.
- Share information about current heaters, how to make them scielent, their energy consumption.
- Summarize/List how many apartments still have unresolved heating issues. So we will make sure we are on the same page.
- How issues are proposed to be fixed, fixes to be verified.
- ETA of fixes for each type of issue for whole building.
C. Number of people mentioned frustration about speed and quality of <Customer Care> (during HOA meeting). Should we mention that as separate Section?

a. Issues:
- when online filling in issue Customer should get Name of the representative and his/her contacts who personally responsible for fixing issue and quality control of the fix
- Customer should get ETA of the fix and the way that fix will be implemented with what <spare parts> in advance.
- Customer should be able to see status of his/her issue online, with history, with ability to add comment/feedback.
- Ability to see all opened and recently closed issues for the building -> to have weekly(bi-weekly) picture and make sure that overall number of issues going to 0.
Our Request to You:
- Please provide weekly (bi-weekly) status of all issues for Merchant ( New/Fixed/…)
- To every person who filed issue please provide Person/Contact who is responsible for fix/quality/timelines/information about fix options/ …
- Please provide milestones when CustomerService web site will be improved and available
- Please provide how you personally rate CustomerService today ( 1 to 5, 5 – Best). And how going forward Merchant residents opinions will be collected and used to make changes to CustomerService structure/processes/resources/… to achieve more efficiency/quality?

There is one additional important item I keep forgetting to mention and to propose to include: The redesign of the bike racks in the bike storage room by putting the bike racks on the walls so that we can move around with our bikes getting in and out. With current set-up of this is not possible.
