Thayer and Google Doc along with info on Transportation Management Program

Hey Gang.


Wanted to find out what others in Merchant felt about including the new folks over at Thayer into our Google Doc group.  I see both positive and negatives so wanted to see what others thought of this.  From the positive side we are part of same HOA so having an even more unified voice with the new building can help us when dealing with the bigger picture items.  From the negative side while we may share some big picture items each building will have its own individual items.  I think this can be dealt with by having separate tabs for each building but it does mean each building can see what is going on in the other units.


So please let me know your thoughts on if we should add Thayer to the googel doc group.


Also on the Google Doc please review (https://docs.google.com/spreadsheets/d/1GQAaZU5oYm0fSMkSrQg0xODGwH89uTt8y6F7ed82ljQ/edit?ts=568ca4d4#gid=0)  items you have added since some may now have been completed so we should note that.  Also it sounds like all but 2 or 3 units have closed but we still have about 1/3 of the units empty on our list.  So if you see the unit next to you is not listed but you know somebody is living there please get them added to the list.


Finally many of you know I have been asking question about the Transpiration Management Program.  Please see below more info I have gotten and a quick response I sent to Phillip.

Sorry it has taken me so long to reply but I was rather busy this past week.  


As I mentioned in our call I am all for getting the best public transit system in place so we don't need to rely on individual cars trips as much as we do now.   Thank you for this update is it very helpful but did not address one item we had talked about on the phone.  I was curious about the fact that nothing had been done on this and yet we have an annual fee we are required to pay.  You mentioned in our call you would look into this matter, I am curious if this is still being reviewed.  As I mentioned I did not think it was fair for people who closed earlier then other to have to pay a fee for a group that has yet to meet.  I have a personal suggestion on this matter.  I would suggest that once the group you mentioned in your email below starts to actually meet that this become day 1 of the annual fee.  This would mean everyone who  has already closed would not need to pay the next $100 fee until one year from that date rather then 1 year from original closing date for each unit.  I also still have questions as well as why those who are in building that opened earlier then other buildings, many not have even had construction start yet, will have to pay multiple years of fees while those final building will get the benefits of our fees being used and not have to pay their fair share.


I give the above suggestion with the understanding that I still have questions on who requires us to pay this annual fee and how the fee price was set and what we get for our money which are still matter I know you are looking into.

I hope you had a wonderful weekend!  It was great meeting you and your wonderful neighbors this morning at the shuttle.  Its promised, I am writing this note, as a follow-up to our conversation last week, in order to summarize our discussion, relating to the transportation plan.

 

Overview:

We were able to spend a moment reviewing the master Transportation Plan, Transportation Demand Program, and other mechanisms of this initiative.  As a reminder, the Transportation Plan presents goals, principles, and strategies to meet the travel demand needs of the Shipyard (an emerging mixed-use, urban community), as well as incorporating innovative practices and sustainable development principles backed by various city entities.  By this, the Transportation Plan will seek to provide residents, employees, and visitors of the community, with the highest quality transportation infrastructure and services available.

 

You had mentioned having a desire to review further information on the Plan and its programs.  I welcome you to visit the following link, for this information, and hope you find it useful: Candlestick Point and Phase 2 DDA

 

Next Steps:

As you well know, San Francisco is a marvelous city that attracts many.  With this being more evident as each day passes, the public and private sector are working to help facilitate the demand through new and innovative strategies.  An example of this is the Shipyard Transportation Plan and Transpiration Demand Program (TDM).  As is with other innovative programs, organizations and participants may find a learning curve associated with the execution on the plan.  Lennar Urban strives to support and implement the Shipyard Transportation Plan and Transpiration Demand Program (TDM), while learning a little along the way.  Your initial inquires regarding the Plan and TDM come at a great time, as we have recently taken steps to revisit the program and its procedures.  We very much appreciate you and your neighbors' patience during this process.

 

With this in mind, we have recently discovered added opportunities to refine the participation procedures (from residents, commercial tenants, city agencies, and the developer) of the Plan and TDM, which will allow for further plan development and implementation.  An example of this will be the process of establishing the Candlestick Point-Hunters Point Shipyard Transportation Management Association (CPHPSTMA).  The association will then impact and govern the accounting process, regarding TDM funds / fees (exciting and upcoming).  I will continue to keep you informed of our progress, as we look to do the same with all your neighbors.
